It is so exciting to think about the prospects of buying a home. Whether this is your 1st experience, or your 4th, it can be a fun endeavor...and also one that is filled with number-crunching, visions of your new space, working under bounds of ethics and law, making decisions, coordinating time & energy, having patience...and, whew, remembering to breathe!
As an Accredited Buyer's Agent, I know what it is like to be both a buyer, and a Realtor for a buyer. To get the process started, I ask both First-time Homebuyers and Experienced Buyers alike to meet me for a one-on-one Homebuyers 101 Crash Course.
I like to educate my buyers, part of being a former teacher. :-) In our discussion, we would talk about:
• The current conditions of the Portland Area market and how to strategize in making a good offer on a home of your choice.
• Making a wise selection in choosing a home. In this section, we talk about: location, location, location; curb appeal; and the mechanicals to a home (such as roof, plumbing, heating, electrical, foundations, sewer lines, oil tanks, pest and dry rot reports, just to name a few!) Even if you have purchased a home before, there are certain items to know about because of our Portland climate.
• We finish off with a "how to" make an offer using the Oregon Real Estate sale agreement, and then the process of the earnest money, inspections, repairs, financing, appraisals, title reports/insurance, escrow, loan papers, signing and recording.
